
Happy February to all! I hope your year is getting off to a good start. This past month was another productive month with continued capital improvements and maintenance upgrades.
During last month the upstairs of the restaurant had many projects being done. First, the air conditioning system for the main dining room was changed out. This was completed by White Dove Heating and Air Company for a total capital improvement cost of $13,000.00. Second, the main dining room floor was refinished and looks great. This was completed by Mark’s Flooring for a total capital improvement cost of $2,938.00. The third project was the purchase of a new freezer compressor from Arctic Refrigeration for a total capital improvement cost of $3,639.51. The fourth project was at the entrance of the restaurant where a platform was installed. This platform with handrails was installed for better accessibility and for our guests in wheelchairs. It looks very nice and I hope it will better serve you. The entire kitchen and dining areas were steamed cleaned from top to bottom. All this work was done by our maintenance and restaurant staff. I encourage you to come take a look. I believe you will be pleased.
Starting this month, our restaurant “Waters Edge” will be trying different hours to see if more property owners could make use of this amenity more easily if opened at different times. The new hours will be Tuesday – Saturday, 4:00 pm – 8:00 pm. Exceptions would be only for special events (i.e. weddings, receptions, etc.) and for the usual Saturday breakfasts. I encourage you to keep your community calendar close by since it will always let you know the hours the restaurant is open. Please note that our restaurant for the past four years has not cost the community any more to operate than the pool. We do, however, have to work to control the costs daily. By listening to our property owners who have stated they would use this amenity more if it were open more frequently in the evenings, we have decided to have a trial period with these hours for February and March. We will, as always, keep data on usage and use this information to make a decision as to the best days/hours to have the Waters Edge Restaurant open. If you have not tried our restaurant, why not give it a try!
Last month, we purchased two chlorine regulators for the water system from Coast Chlorinator for a total capital purchase of $1,949.54.
Our maintenance department has added a pool safety release system on the main pool pump system and anti-entrapment covers on both the kiddy pool and the main pool. The installation of this equipment is to meet new pool safety requirements which went into effect December 19, 2008. This was purchased from Dibs Chemical and Supply for a total of $1,370.72.
Our new entrance sign on HWY 11 with “Beau Jardin” has made great progress and should be completed soon. Just to remind you, this project cost was paid entirely by “Beau Jardin”.
