
Those hot days of summer are upon our humble community and I hope you are enjoying the amenities for your recreational time by cooling off at the pool and beach area. Please check your calendar for all the activities planned for the month so you don’t miss out on the fun!
As stated last month, Heritage Homes, Inc. was awarded our new Southgate Guard House and the renovation of the North Main Guard House Project. This project will be done in three phases. First phase is culvert and drainage at Southgate and Woodlawn with a turn-around added at the end of Woodlawn to make the road a no-thru street. The second phase is the construction of the new Southgate Guard House and the final phase will be the exterior renovation of the North Main Guard House . All three phases are to be completed by September 30th. During construction phases there will be lane closures at the North Main Gate during work times. The Southgate hours will remain the same during construction. Please be aware of the construction being done and that there will be gravel - not pavement - by the guard house until all phases are completed. Use caution and patience during this time. This will be a welcomed improvement for our community.
Last month, we purchased a new 2010 F-150 truck from Dub Herring Ford, Inc. This purchase was to replace the 2004 Toyota Security truck which was involved in an accident. This truck had in excess of 175,000 miles and with the damages received in the accident, the insurance company totaled the truck. We received an insurance settlement of $5,812.35. Our security company holds the insurance on our security trucks, per our contract with them. The 2008 Ford Ranger, purchased last year for the Maintenance Department, was moved to the Security Department and the newly purchased truck will be used by Maintenance. After the insurance payment, the remaining capital expenditure of $17,449.55 was paid from our Capital Reserve Account. This purchase had originally been planned for this fall, but due to the circumstances, could not be postponed until then.
There will not be an election this year for the new term board members. As voted on last year by the property owners, the by-laws were changed to add Section 7.2.cwhich reads:
“Whenever the number of qualified nominees is equal to the number of open seats on the Board of Directors, the mailing of ballots and the need for counting ballots and verification is null and void. Whenever the number of qualified nominees exceeds the number of open seats on the Board of Directors, the mailing, counting and verification of ballots will be performed as existing.”
I would like to thank the property owners who do get involved and volunteer their time and energies to this organization as our community can only thrive when good property owners are overseeing its business operations.
Our Lake Quality Committee has worked very hard on the weed/grass problem in our lake and has volunteered many hours working along with our maintenance department spraying these nuisance plants. We have seen big improvement but this problem, along with the effort to control it, will be ongoing. If you have a major amount of grass/weeds in the lake by your property please let me know so we can make sure we are not missing any areas. Property owners, please make sure you always wash your boat before going into our lake after visiting other waterways. This will be a big help to Lake Quality in preventing “hitchhikers” such as grass, snails, etc.
